The builder’s agent works for the builder. Bring your own agent to the first visit. Most builders will not pay a buyer’s agent if you registered without one, and the on-site agent’s job is to sell you the builder’s terms.

The base price is not the price. It rarely includes the lot premium, the structural options, or the design-center upgrades. Ask for the all-in number on a comparable finished home in the same community before you sign a lot reservation.

Incentives usually come with strings. Closing-cost credits are typically tied to the builder’s preferred lender and title company. Compare that lender’s rate and fees against an outside quote; the credit is only a win if the loan is competitive.

Where the building is. The most active communities right now are Harpers Mill, Magnolia Green, and Hallsley in Chesterfield, and the Atlee corridor in Hanover. Ask us about a specific builder or community.
