Is a closing credit legal in Virginia?
Yes. Virginia allows a brokerage to share part of its commission with its own client. It is disclosed on your closing statement and to your lender, which is why the offer is subject to lender approval.
Where does the 0.5% come from?
From the commission Mission Realty earns on your purchase. It does not come from the seller and it does not raise your price. There is no program fee.
Can I use it on new construction?
Yes. Builder incentives come from the builder; the 0.5% comes from us. They stack.
What if I rent first?
Rent through Mission Realty Property Management now, buy with the same agent later, and the credit is still on your closing statement.
Do I have to fly in?
Not until you want to. Most clients narrow to two or three neighborhoods on video, then spend one planned day here.

Everything the Central Virginia Regional MLS covers: the city, Henrico, Chesterfield, Hanover, Goochland, Powhatan, New Kent, and the Tri-Cities.

Does the credit change my agent’s effort?
No. It is a fixed half a percent on every relocation purchase, so there is nothing for us to gain by steering you toward a more expensive home.

The 0.5% closing credit is paid by Mission Realty, brokered by REAL, from its commission on a purchase where Mission Realty represents the buyer under a written buyer representation agreement, and is applied on the closing statement. It is subject to lender approval and any loan program limits on buyer credits, and cannot be paid outside of closing. It is not available on transactions where Mission Realty’s commission is less than 2% of the purchase price, on referral transactions where Mission Realty is paying a referral fee to another brokerage, or where prohibited by law. Terms may change for buyers who have not yet signed a buyer representation agreement.
