Relocating To Richmond For The LEGO Group
Moving to Chesterfield for the LEGO factory? Start ten minutes from the plant.
Neighborhoods sorted by drive time from the Meadowville Road exit, real 30-day prices, rent-first options, and 0.5% of the purchase price back at closing.

A south-side job, at the I-295 Meadowville Road exit.
What that means for housing: this is a south-side job. The I-295 exit is the whole commute for most people, so the smart search runs along Route 10 and I-295 first, then west along Route 288 toward Midlothian, and only then north across the river. Shift work changes the math: at 5 a.m. or 11 p.m. the interstate is empty and a 30-minute neighborhood becomes a 20-minute one, which opens Midlothian and Brandermill for people who would never sit in daytime traffic on 288.
The commute, built one block at a time
Each block is a drive-time band from the Meadowville Road exit. Start at the top and stop when the price or the house is right.
Chester, Rivers Bend, Bermuda Hundred, Enon, Meadowville Landing (new construction), Harbour Pointe. Established brick colonials, 1990s and 2000s subdivisions, and new builds inside the park itself.
Chesterfield County 30-day median $432,030; Chester and Rivers Bend generally trade below the county median for resale, above it for new construction
Colonial Heights, Hopewell, Prince George, Chesterfield Courthouse, The Highlands, Walthall. Older stock, larger lots, the lowest entry prices in the region, and the Fort Gregg-Adams side of the map.
Typically well under the Chesterfield median; the value play if you are on a production wage and want a yard
Brandermill, Woodlake, Harpers Mill, Midlothian village, Bon Air, and the city’s Forest Hill and Westover Hills. Master-planned lakes, Cosby and Midlothian school zones, the neighborhoods most transfers with kids ask about first.
Brandermill and Woodlake near the county median; Harpers Mill and Midlothian new construction from the $400s to $600s; Bon Air $400s to $700s
Henrico’s West End, Short Pump, Glen Allen, Mechanicsville. Fine if a spouse works there; not where we would start a search for a Meadowville commute.
Henrico 30-day median $401,735; Hanover $499,950
Drive times are typical for normal traffic, rounded to the nearest five minutes; add 10 to 15 minutes at peak on the interstates. Before you commit to a neighborhood, we run your exact address against the office at 8 a.m. and 5 p.m. and put it in your brief. Price figures are 30-day medians from the CVR MLS feed for the locality or community named, 30 days ending September 7, 2026.
Six places to look first.
Each opens a guide with current listings and prices. All neighborhood guides, every community, and current builder incentives.

Chester
The village center, Chester Road brick colonials, and the Route 10 corridor. Ten minutes to the plant, Thomas Dale High School zone.

Rivers Bend
Riverfront golf community immediately next to Meadowville, with resale sections from the 1990s and newer construction.

Harpers Mill
Master-planned new construction west of 288 in the Cosby High School zone, about 30 minutes to the plant.

Woodlake
Lake community on Swift Creek Reservoir, pools and trails, 30 minutes to Meadowville outside rush hour.

Midlothian
The most new construction in the metro and the strongest school zones on the south side; 30 to 35 minutes.

Bon Air
1970s and 80s brick village near the Huguenot Bridge, 25 to 30 minutes, an easy split if a spouse works in the city.
Paid from our commission. Applied on your closing statement.
No program fee, nothing to enroll in. It stacks with builder incentives on new construction and with any relocation benefit the LEGO Group provides.

A lease that ends when you are ready to buy.
Most LEGO transfers we talk to want a year before they buy: the plant is still ramping, shifts are still settling, and nobody wants to pick a school zone off a map. Mission Realty Property Management manages homes across Chester, Chesterfield Courthouse, and Midlothian, and we can put you in a lease that ends when you are ready to buy. Apartment options near the plant are limited; most of the newer rental inventory is along Route 10 in Chester and up Route 288 in Midlothian.
The credit waits for you. Rent through Mission Realty Property Management now, buy with the same agent when the lease ends, and the 0.5% is still on your closing statement.

How far is the factory from downtown Richmond?
About 20 to 25 minutes on I-95 or I-295 in normal traffic. The plant sits south of the city near the Henricus and Dutch Gap area, closer to Hopewell and Colonial Heights than to the West End.
Which school districts are inside a 15-minute commute?
All of it is Chesterfield County Public Schools: Thomas Dale (Chester), Matoaca, and Bird high schools on the near side, with Cosby and Midlothian reachable at 30 minutes west. Colonial Heights and Hopewell run their own city systems. We confirm the exact zone for any address before you write an offer.
Is there new construction near the plant?
Yes. Meadowville Landing is inside the technology park, Rivers Bend has newer sections, and Chester has infill along Route 10. Our new construction section tracks current builder incentives, and the 0.5% credit stacks with them.
Does the credit apply if I use a LEGO relocation benefit?
Yes. Our credit comes from our commission, so it does not touch whatever the company provides. If your relocation package assigns a third-party brokerage, tell us; we will explain what changes.
Can you help before I have a Virginia address?
That is the whole point. Send the start date and the budget, we send the brief, and the lender partner pre-approves you on the offer letter. Tours are on video until you are here.
