Woodlake, Virginia

Woodlake is the planned community on the western shore of Swift Creek Reservoir, built by the same developer as Brandermill across the water, and voted the best community in America by the Urban Land Institute in 1990. If you want a lake, trails, pools, and a mandatory association that actually delivers for the dues, this is the Chesterfield neighborhood to understand. This guide gives you the trade-offs, the costs, and the numbers we use with our own clients.

Where Woodlake is and how it was built

Woodlake sits on the western shore of Swift Creek Reservoir in southwestern Chesterfield County, off Hull Street Road (Route 360) and Woodlake Village Parkway, with Midlothian mailing addresses (zip 23112). East West Partners, the developer behind Brandermill on the opposite shore, began planning Woodlake in 1981 and building in 1984. The 2020 census counted 7,493 residents. Woodlake Village at the entrance has a grocery store and services, and the Hull Street corridor toward Route 288 has everything else. Downtown Richmond is roughly 30 to 40 minutes depending on the hour; Chesterfield’s job centers along Midlothian Turnpike and 288 are closer.

Waterfront

Reservoir and cove lots

The premium product. Homes on Swift Creek Reservoir or its coves, some with dock access through the community marina. The view is the value; confirm what the lot backs to and what the shoreline rules allow.

Original

1980s and early 1990s villages

Contemporary and transitional homes, many with cedar or stained siding, on wooded lots. The most character and the widest spread between updated and original condition.

Later phases

Mid-1990s through 2000s

Colonials and transitionals from the regional production builders, more brick fronts, more open plans. This is where most buyers in the $400K to $550K range land.

Attached

Townhomes and villas

A smaller share of Woodlake, popular with first-time buyers and downsizers who want the amenities without the yard. They come up less often; watch for them.

HOA and what ownership costs

The Woodlake Community Association is mandatory for every owner, and it is the reason the community works. Dues fund the pools and aquatics programs, tennis and pickleball courts, the marina and pontoon rentals, the fitness center, the community center and pavilion, the parks and playgrounds, the trail system, and preservation of the reservoir shoreline. Some sections have additional sub-associations. Ask for the exact dues for the exact address, the most recent reserve study, and any pending assessments. Market snapshot

Woodlake is a mid-sized market with steady turnover, so the 30-day feed is a real signal but a noisy one. The three-month view below smooths it. Both say the same thing: homes are selling at or just above list in a few weeks, and the price range is tight compared to the West End.

Longer view. Redfin’s Woodlake data for the three months ending July 2026 showed a $443,778 median sale price (down 4.0% year over year), 38 homes sold (up 51.5%), 16 median days on market, a 100.9% sale-to-list ratio, $233 per square foot, and a “very competitive” score of 85 out of 100 (retrieved September 6, 2026). Two sources, two boundaries, same conclusion: correctly priced Woodlake homes sell fast, and the price is stable rather than climbing.

What the numbers mean for you. If you are buying, the numbers say you have a little more room here than in the West End: 16 to 20 days on market and sale-to-list right at 100% means offers at list on a well-kept home usually win without a bidding war, but waterfront and updated homes still draw multiples. If you are selling, the flat year-over-year median means you are pricing to condition, not to appreciation. The homes that sold fastest this summer were the ones with new roofs and HVAC disclosed up front.

Schools and zoning

Woodlake addresses are typically zoned to Woolridge Elementary, Tomahawk Creek Middle, and Cosby High School. Cosby is one of the reasons buyers choose Woodlake over neighborhoods closer to Richmond at similar prices. Chesterfield adjusts attendance zones as it opens schools in this fast-growing part of the county, so confirm the specific address.

Woodlake versus the alternatives

Woodlake versus Brandermill. Same developer, same reservoir, opposite shores. Brandermill is older, larger, and closer to Midlothian Turnpike; Woodlake is a few years newer with a more compact amenity campus. Prices are similar, so the decision usually comes down to the specific house and the commute.

Woodlake versus Harpers Mill. Harpers Mill, a few miles south, is new construction with a resort-style clubhouse and builder warranties on 1,200 acres. Woodlake versus the Hull Street neighborhoods without an HOA. You will pay less per month without dues and get no pools, trails, or lake. For a lot of buyers that is the right answer. For buyers who will use the amenities, Woodlake’s dues are one of the better values in the county.

Buying in Woodlake

Know your village and your sub-association. Dues and rules differ by section, and the townhome and villa sections carry exterior maintenance components. Get the packet early and read the reserve study.

Budget for 30-to-40-year-old systems. Much of Woodlake was built between 1984 and 2000. Roofs, HVAC, windows, and siding are the inspection items that move price here. The original cedar-sided contemporaries are beautiful and expensive to maintain; ask when the siding was last done.

Waterfront means rules. The reservoir is a drinking-water source and the association manages the shoreline. Ask what you can and cannot do at the water’s edge before you pay for the view.

Selling in Woodlake

You are competing with similar homes in the same villages, so what separates a Woodlake listing is condition and clarity: mechanicals disclosed with dates, the dues and any sub-association figures stated plainly, the school assignment confirmed and printed, and photography that shows the water and the trails if you are near them. Price to the last three comparable sales in your village; the market is rewarding accuracy, not optimism.
