Do I need my own agent to buy new construction?
No. The builder’s representative will work directly with you without a Realtor. There are pros and cons to having your own representation, though, and you can read both sides here, along with what each path costs you at the design center and at closing.
Can you negotiate with a builder in Richmond in 2026?
Rarely on base price. Often on closing costs, rate buydowns, lot premiums, and upgrades. What we have seen buyers get this year, by builder.
