The builder

The “Everything’s Included” national builder.

Lennar is one of the largest homebuilders in the United States, publicly traded and founded in 1954. Its calling card is “Everything’s Included,” which bundles popular features into the base price rather than selling them as design-center upgrades. In Richmond it builds in Henrico and Chesterfield, including the master-planned Harpers Mill, Watermark, and FoxCreek communities.

How Mission works with Lennar buyers

Their team sells the homes. We work only for you, if you want that.

Lennar’s on-site team knows these communities and will work with you directly if you prefer. Want your own representation instead? We protect your registration on day one, walk the lot with you, press for incentives and closing-cost help, review the contract and design-center pricing, and inspect at pre-drywall and final. Because Lennar typically pays the buyer’s agent, this usually costs you nothing, confirmed in writing before you sign. Here are the pros and cons of having your own agent.

Transparency note. Mission Realty is an independent brokerage and is not affiliated with Lennar. Lennar does not pay to be featured here. If that changes, this line will say so.

Is Lennar a good builder?

The questions buyers actually ask us, answered plainly.

Honest answers, builder-neutral. We keep these current through the monthly refresh.

Is Lennar a good builder?

Lennar is a large national builder, and “Everything’s Included” is a real difference: more of the features you would pay extra for elsewhere come standard, which can make the base price more honest and the design-center visit less stressful. The flip side is less room to customize. As a high-volume builder, quality comes down to local crews, so keep your own pre-drywall and final inspections.

Can you negotiate with Lennar?

Lennar is one of the more incentive-driven builders on this list, especially on rate buydowns through Lennar Mortgage and on quick move-in homes near the end of a quarter. Base prices move less; the financing and spec-home incentives are where the value shows up. We track what Lennar is offering each month.

Do you need your own agent to buy a Lennar home?

No. Lennar’s on-site team will work with you directly, and many buyers go that route. You can also bring your own agent, and because Lennar, like most production builders, typically pays the buyer’s agent, having your own representation usually costs you nothing. We lay out the pros and cons of each path, and what each costs you at the design center and at closing, in a separate guide.

What does “Everything’s Included” mean?

Lennar bundles a set list of popular upgrades, appliances, and finishes into the base price instead of selling them one by one at a design center. It makes the sticker price closer to the real price and the process simpler, but it also means less picking and choosing. Ask for the included-features list so you can compare it fairly against a builder that prices options separately.

Where does Lennar build in the Richmond area?

Across the region: Henrico (Richmond city and Glen Allen) and Chesterfield (including North Chesterfield and Moseley). Prices run from the $320s for condos to about $520,000 for move-up single-family homes, so the right Lennar community depends a lot on which part of the region you want and what you want to spend.
