Tuckahoe is the Near West End: the established Henrico neighborhoods between the James River and Broad Street, from the estates on River Road to the ranches and colonials off Patterson and Ridgefield. It is the part of Richmond where people who grew up here want to raise their own kids, which is why it stays expensive and sells fast. Where Tuckahoe is and what the name means

Tuckahoe is a Henrico County magisterial district and a census-designated place, not a town, and the two boundaries are not identical. In everyday use it means the Near West End west of the city line: the neighborhoods along River Road, Patterson Avenue, Ridgefield Parkway, Gaskins Road, and Parham Road, roughly from the James River north toward Broad Street, with Richmond and Henrico mailing addresses in zips 23226, 23229, and 23238. The 2020 census counted about 47,000 residents in the CDP. Downtown is 15 minutes down Patterson or Cary Street Road; Short Pump is 10 minutes west; the University of Richmond and the Country Club of Virginia are on its eastern edge.

The name comes from Tuckahoe Plantation on River Road, the 18th-century Randolph home where Thomas Jefferson spent part of his boyhood, which is still privately owned and occasionally open for tours.

Mooreland Farms, Canterbury, and the neighborhoods off River Road toward the county line: large colonials and custom homes on acre-plus lots, the top of the Henrico market outside the golf communities.

Westham, Sleepy Hollow, and the Patterson neighborhoods

Brick ranches, Cape Cods, and colonials from the 1950s through the 1970s on generous lots under mature trees. This is most of Tuckahoe and where most buyers between $450K and $800K end up.

Tuckahoe Village and the 1970s to 1980s sections

Ridgefield and Gaskins

Two-story colonials and transitionals on smaller lots, closer to Short Pump and the interstates, often with the Godwin zone. The practical choice for commuters.

Townhomes and condos along Patterson, Ridgefield, and Gaskins that put first-time buyers and downsizers into the Near West End under the detached price.

What ownership actually costs

Most Tuckahoe neighborhoods have no mandatory homeowners association, or a voluntary civic association with modest dues; the townhome and condo communities do have associations, and a few of the newer detached sections do too. Ask for the exact address. The other cost is age. Most of Tuckahoe was built between 1950 and 1980, and the price you pay for a renovated home reflects systems, not just finishes. A house with an original sewer line, original windows, and a 20-year-old roof is priced accordingly, and it should be.

Longer view. Redfin’s wider Tuckahoe area does not publish neighborhood-level statistics, so we rely on the MLS feed here. For context, Henrico’s Near West End has held sale-to-list ratios above 100% through 2025 and 2026 while much of the metro drifted back toward list, which is why sellers here still see multiple offers on the first weekend.

What the numbers mean for you. If you are buying, seven days on market means you tour on Saturday and write on Sunday with your financing already done; the winning offer is usually the clean one, not just the high one. If you are selling, the market will pay for your house quickly if it is priced to the last three comparable sales on your street and presented with the systems disclosed; overprice it and it becomes the house that sat, in a neighborhood where nothing sits.

Schools and zoning

Tuckahoe addresses are typically zoned to one of several elementary schools (Tuckahoe, Pinchbeck, Gayton, and Maybeury among them), Tuckahoe Middle, and either Douglas Freeman High or Mills Godwin High depending on the address. Freeman serves the eastern and river-side neighborhoods; Godwin serves the western sections toward Short Pump. The line between them runs through the middle of Tuckahoe, and it moves prices, so confirm the specific address rather than the neighborhood name.

Tuckahoe versus the alternatives

Tuckahoe versus Short Pump and the far West End. Ten minutes further west buys a newer house, an HOA with a pool, and the Deep Run zone. Tuckahoe versus the city’s West End. Windsor Farms, Westhampton, and the Museum District are a few minutes east with city taxes and city schools. Many Tuckahoe buyers started their search there and moved across the county line for the schools and the tax rate.

Buying in Tuckahoe

Be ready before you look. Pre-approval finished, inspection contingency strategy decided, and a clear number for what the Freeman zone or a River Road lot is worth to you. The house you like on Saturday will not be available to think about on Tuesday.

Inspect the era. Sewer scope, crawlspace, electrical panel, and windows on anything older than 1980. Renovated finishes on original systems are the most common surprise here.

Confirm the school zone by address. The Freeman versus Godwin line runs through Tuckahoe and does not follow neighborhood names.
