Wyndham is the West End planned community people mean when they say “the golf neighborhood by Short Pump.” More than 2,000 homes in a dozen-plus sections around Wyndham Lake and the Dominion Club course, with its own retail center on Nuckols Road. Buyers confuse two things here constantly: the homeowners association and the club. This guide separates them.

Where Wyndham is and how it is laid out

Wyndham sits in western Henrico County on Nuckols Road, north of Interstate 64 and Short Pump, with Glen Allen mailing addresses (zip 23059). The community was built out mainly from the early 1990s through the 2000s around the Dominion Club’s 18-hole course, Wyndham Lake, and a network of internal roads that keep through-traffic out. Wyndham Forest and the newer sections push toward Pouncey Tract Road; the original sections cluster around the lake and the course. The Wyndham shopping center at the Nuckols Road entrance means a grocery store, restaurants, and services without leaving the neighborhood.

Fairway and lake lots

Established core

Original 1990s sections

Colonials and transitionals on the interior streets near the clubhouse and lake. Mature trees, larger lots by West End standards, and the widest range of updated versus original finishes. This is where value buyers look.

Newer sections

Wyndham Forest and the later phases

Built into the 2000s with open floor plans, taller ceilings, and finished basements more common. Smaller lots than the original sections in exchange for newer systems.

Townhomes and villas

A smaller share of the community, popular with downsizers who want to stay in the West End without a yard. Fewer come to market in a given month, so watch for them.

What ownership actually costs

Two bills, two organizations. The Wyndham Foundation is the homeowners association: it covers common areas, architectural review, the trail system, and community pools, and every owner pays it. The Dominion Club is the private golf and social club, and membership is optional and separate. You can own in Wyndham and never join the club. You can join the club at a social, sport, or golf tier, each with its own initiation and monthly dues. Sellers and listing descriptions blur the two constantly, so get both numbers in writing from the association and the club directly before you make an offer. Redfin’s wider Wyndham area for the three months ending July 2026 showed a $868,065 median sale price (up 13.5% year over year), 16 median days on market, 37 homes sold, and a 101.7% sale-to-list ratio, with a “most competitive” score of 91 out of 100 (retrieved September 6, 2026). Two sources, two boundaries, same conclusion: Wyndham homes sell fast and near or above list.

What the numbers mean for you. If you are buying, seven median days on market means the house you saw Saturday has offers by Monday. Get pre-approved, know your ceiling on a golf-frontage premium, and decide in advance whether you want the club. If you are selling, the club-versus-association confusion is your friend if you explain it clearly in the listing and your enemy if you leave it to the buyer to figure out.

Schools and zoning

Wyndham addresses are typically zoned to Shady Grove Elementary, Short Pump Middle, and Deep Run High School. Deep Run is one of the reasons the community holds value, and it is the zone most Wyndham buyers are shopping for. Because Henrico redraws lines as new schools open, confirm the specific address rather than the neighborhood name.

Buying in Wyndham

Golf frontage is a premium and a responsibility. Expect to pay more for a fairway or lake lot, and expect stray balls, early mowing, and cart traffic behind the fence. Read the Foundation packet. Virginia gives you a review period after you receive the association disclosure. Use it to read the reserve study, the architectural rules, and any special assessments. Wyndham’s covenants are real and enforced.

Systems age with the house. The original sections are approaching 30 years. HVAC, roofs, and windows are the negotiation points, not the granite.

Selling in Wyndham

Buyers come to Wyndham for the school zone, the amenities, and the golf. Your listing should answer, in order: what the address is zoned to, what the Foundation dues cover, whether the home has a club membership attached or transferable, and what the lot backs to. A listing that makes the buyer research those four things loses to the one that does not. With a median of seven days on market, pricing at the number the last three comparable sales support, not above it, is what produces multiple offers.
