Golf frontage is a premium and a responsibility. A lot on the fairway usually carries a price premium over the same floor plan two streets in. It also carries things that surprise first-time golf-community buyers: errant balls, early-morning mowing, cart-path traffic behind the fence, and course maintenance you do not control. Ask what the course’s ownership structure is (member-owned, developer-owned, or third-party operator), because that decides how stable the amenity is over the next twenty years.
HOA dues are not club dues. In most Richmond golf communities the homeowners association and the golf club are separate entities with separate bills. HOA dues cover common areas and covenants. Club membership covers golf, and often the pool and fitness center too. Some communities require a social membership at minimum; most do not. Get both numbers in writing before you make an offer.
