Glen Allen, VA Real Estate Guide
Glen Allen, Virginia
Glen Allen is a mailing address, not a place, and that is the first thing to understand about buying here. It covers everything from 1960s ranches near Mountain Road to million-dollar golf homes in Wyndham. Two houses with Glen Allen addresses can be in different school zones, different price tiers, and a 20-minute drive apart. This guide sorts it out.

The prior 30 days closed 188 sales at a $542,475 median; a single month in a small area moves with the mix of what sold, so read direction, not decimals.

The three Glen Allens
Glen Allen is an unincorporated area of Henrico County served by two zip codes, 23059 and 23060, and it splits into three markets that share a name. West Glen Allen (23059) is the newer, higher-priced side north of Interstate 64 and around Nuckols Road: Wyndham, Twin Hickory, Wellesley, and the newer subdivisions toward Pouncey Tract. Central Glen Allen runs along Staples Mill and Mountain Road around the historic village, Virginia Center Commons, and Glen Allen High School, with 1960s through 1990s housing and the best value in the area. East Glen Allen (23060) reaches toward Brook Road and Interstate 95, with Innsbrook’s office parks in the middle. Meadow Farm and Crump Park, Three Lakes Park, and the Cultural Arts Center anchor the middle of all three.

Commute and daily life
Interstate 64, Interstate 295, and Interstate 95 all touch Glen Allen, which is why it works for commuters headed downtown, to Innsbrook, to the airport, or north toward Ashland. Downtown Richmond is typically 20 to 30 minutes outside of rush hour from the West End side and shorter from the east. Daily life runs on West Broad Street and Short Pump Town Center to the west, Virginia Center Commons and the Brook Road corridor to the east, and the parks in the middle: Crump Park and Meadow Farm, Three Lakes, and Deep Run Park. We covered the parks and the tax picture in Glen Allen VA: Henrico County taxes, Three Lakes Park and home values.
Buying in Glen Allen
Decide which Glen Allen first. The single biggest mistake buyers make here is searching by mailing address. Search by school zone and commute instead, then let the address be whatever it is.
Older homes are the value play. Central Glen Allen’s 1960s through 1980s housing stock sits on larger lots at lower prices than anything in the planned communities. The trade is systems and finishes; budget for it. Our comparison: Glen Allen: established vs new construction and the Innsbrook commute.
HOAs where they exist. The planned communities have real associations and real rules. Central Glen Allen mostly does not. Know which you are buying into.
Selling in Glen Allen
With 160 closings a month, buyers have a benchmark for everything. The listings that win are priced to the last three sales in their own neighborhood, not to the Glen Allen average, and they say up front which school zone they are in. In the planned communities, disclose the dues and what they cover. In central Glen Allen, a pre-listing inspection on a 40-year-old home pays for itself by removing the buyer’s biggest fear.
