Twin Hickory is the West End community that answers the question “where can I get a newer home, a sidewalk, a pool, and Deep Run schools without a golf club bill?” Built mostly from the late 1990s through the 2000s off Nuckols Road and Twin Hickory Road, it is Wyndham’s more practical neighbor, and one of the most consistently in-demand zip codes in Henrico.

Where Twin Hickory is

Twin Hickory occupies the land between Nuckols Road and Pouncey Tract Road in western Henrico, north of Interstate 64, with Glen Allen mailing addresses (zip 23059). Twin Hickory Lake and the park around it sit at the center; Twin Hickory Elementary and the Henrico library branch are inside the community. Short Pump Town Center is a few minutes south, Innsbrook’s offices a few minutes east, and Interstate 295 gives a straight shot north to Ashland or east toward the airport. The location is the product: most buyers here are optimizing for a commute to Innsbrook or downtown, Deep Run schools, and a house built after 1998.

Colonials and transitionals on modest lots, most with two-car garages, built by the regional production builders of the era. This is the core of the community and the product most buyers are shopping for.

Townhomes and condos

A significant share of Twin Hickory is attached: townhomes near the lake and along the main roads, plus the condo buildings at The Pointe. These are how first-time buyers and downsizers get into the zone under the detached price.

The park, the trails, and the water views. Lake-adjacent lots carry a premium and rarely sit.

Later phases toward Pouncey Tract

Built into the 2000s with more open plans and, in some cases, basements. Smaller lots for newer systems, the same trade as everywhere in the West End.

Twin Hickory has a community-wide homeowners association that covers the pools, the clubhouse, tennis, playgrounds, and common-area maintenance, with separate sub-associations for some townhome and condo sections that add exterior maintenance and, in the condos, a master-policy insurance component. Dues vary by section, so ask for the exact figure for the exact address, plus the most recent reserve study. Twenty-five-year-old systems. Much of Twin Hickory was built between 1998 and 2006. Roofs, HVAC, and water heaters are the inspection items that move price here.

The lake premium is real and specific. A view of the water and a walk to the park are worth money on resale; a lot that simply borders the main road is not. Look at what each comparable actually backed to.
