Hallsley, VA Real Estate Guide
Hallsley, Virginia
Hallsley is the Chesterfield community that people point to when they want to explain what a modern master-planned neighborhood looks like: custom and semi-custom homes, a serious amenity package, deliberate architecture, and an HOA that keeps it that way. It is also the most expensive address in Midlothian. Here is what you are paying for.
Source: Central Virginia Regional MLS via the Mission Realty market feed for the Hallsley community boundary, trailing 30 days as of September 6, 2026. The prior 30 days closed 8 sales at a $1,097,500 median; a single month in a small area moves with the mix of what sold, so read direction, not decimals.

Where Hallsley is
Hallsley sits off Old Hundred Road in western Chesterfield County with Midlothian mailing addresses (zip 23112), between Route 288 and the Swift Creek Reservoir communities. Westchester Commons and Route 288 are a few minutes north, which puts Short Pump and the West End in a reasonable commute and downtown Richmond at 25 to 35 minutes outside of rush hour. The community was planned from the start as a single architectural idea, with a set of approved builders, a pattern book, and amenities built ahead of the homes rather than promised after.
The sections and the builders
Custom home sections
The largest lots and the highest prices, built one at a time by the community’s approved custom builders. This is the top of the Chesterfield market and where most of Hallsley’s seven-figure sales come from.
Builder-designed sections
Plans from the approved builders with buyer selections, on somewhat smaller lots. Most of what resells in a given month is here.
Smaller-footprint sections
Hallsley’s answer to buyers who want the community without the largest house: cottages and courtyard homes with less yard and more walkability to the amenities.
New construction phases
Hallsley is still adding sections. Builder inventory competes directly with resales, which matters for both buyers and sellers here.
The HOA and what ownership costs
Hallsley’s homeowners association is the reason the community looks the way it does. Dues fund the clubhouse, resort-style pool, fitness center, trails, playgrounds, sports courts, and the events calendar, plus common-area maintenance and an architectural review process that governs exterior changes, colors, fencing, and additions. Expect real covenants and real enforcement; that is the product. Ask for the current dues, the reserve study, and the architectural guidelines before you make an offer, and read them. Chesterfield’s tax rate is higher than Henrico’s; the current numbers are in Real estate tax rates across the Richmond metro in 2026.
Market snapshot
Hallsley is a thin market at a high price: a dozen resales a month is a busy month. That means one or two custom homes can swing the median by six figures, and it means every listing is compared against the builders’ current inventory two streets over.

Schools and zoning
Hallsley is zoned to Old Hundred Elementary, Midlothian Middle, and Midlothian High School, which the community itself lists on its site. Midlothian High is consistently among the top-ranked public high schools in the state, and it is a large part of why Hallsley resells the way it does.

Buying in Hallsley
Resale versus builder. A resale gives you a finished yard, window treatments, and a known house; the builder gives you selections and a warranty, usually at a higher all-in number once options are added. Get both quotes in the same week and compare all-in. Our guide to the offer: Hallsley in Midlothian: commutes, school zoning and making an offer.
Architectural review is not optional. If you plan to add a pool, a fence, or a screened porch, read the guidelines before you buy, not after.
The amenity package is the value. Buyers sometimes discount the dues as an expense. In Hallsley the dues are the reason the home holds its price; treat them as part of what you are buying.
Selling in Hallsley
Your competition is the builder. Buyers will walk your home and a model on the same afternoon, so your listing has to show what the model cannot: the finished landscaping, the upgrades you paid for, the lot, and the fact that the buyer can move in this month. Price to the last three comparable resales in your section, present the HOA and architectural facts plainly, and launch with professional photography that treats the community amenities as part of the listing.
