Search “lake homes near Richmond” and you will mostly find houses that sit near the James River, which our waterfront-adjacent guide already covers (river-adjacent neighborhoods, and neighborhoods near the James River parks). This guide is about a different question: where in the Richmond area can you live on or beside a lake or reservoir, and who is actually allowed on the water?
No public dataset ranks lake neighborhoods, so this is not a ranking. We used checkable proxies instead: what the community association or county publishes about its own water access, the county parks pages, and the August 2026 sales data at county level. The picks below are grouped by access type (association-only, county public access, park pond), not ordered best to worst. We checked each one on the community’s or county’s own site in the days before publishing, and we left out places we could not confirm.
Three kinds of lake access, and why the difference matters
Association-only access. The water is reachable from the community’s own docks, ramps and racks, and you pay for it through dues, boat registration and storage fees. If you do not live in the community, you cannot launch there.
County public access. A county park with a launch, dock or pier that anyone can use under the county’s park rules. You can enjoy the water without owning a home beside it.
Views only. The lake is the backdrop, with no launch you can use. That is fine if you want a walk by a pond, but it is not boating.
Swift Creek Reservoir is the clearest example of why this matters. Chesterfield County describes it as a source of drinking water as well as a place for recreation, and the county runs algae monitoring and hydrilla surveys on it. The county page does not publish a boating or swimming rulebook, so for the specifics of what is allowed on the water, rely on the association rules below and confirm anything you plan to do with Chesterfield Utilities before you buy.
Brandermill: Swift Creek Reservoir, with an association-run boating program
Brandermill sits in the Midlothian area of Chesterfield County along Swift Creek Reservoir. It has no community page of its own on our site, so use the Midlothian page for the surrounding area. The Brandermill Community Association publishes the access details itself:
- The Boating Center at Sunday Park (4604 Millridge Pkwy) offers seasonal vessel rentals. The 2026 season ran May 23 to September 7, and the association states the Boating Center and all boating services are for Brandermill residents only.
- Members, tenants and their guests may launch at Sunday Park or The Landing. Waterside Park and Harbour Pointe are for kayaks and canoes only.
- Every watercraft on the reservoir that uses Brandermill property, including paddle boards and inflatables, must be registered annually with the association. Motorized vessels need current Virginia registration and insurance.
- A “home waterfront” lot is one contiguous with waterfront open space. Those lots may keep one motorized boat and one larger non-motorized vessel near the water’s edge, for an annual fee of $100 per the association’s home waterfront page.
Wrong for you if: you want to launch a boat without buying into an association, or you plan to rent the home out and expect the boating program to come with it. The association’s rules refer to members, tenants and guests, so read how the program treats renters before you count on it.
Woodlake: reservoir shoreline plus a very large amenity package
Woodlake is the other major Swift Creek Reservoir community in Chesterfield County, with the Woodlake Community Association at 14900 Lake Bluff Parkway. Its own site lists over 13 miles of trails, 16 playgrounds, three outdoor pools and one indoor pool, 16 tennis courts and 6 pickleball courts, plus paddleboard, kayak and pontoon boat rentals.
Docks on the reservoir are regulated, not automatic. Woodlake’s trails and shoreline page says docks (it calls them erosion prevention devices) are permitted in Swift Creek Reservoir only after the resident completes the county’s process, which requires a building permit and an application for the placement of a dock in the reservoir, plus a maintenance covenant with the association. It also explains that the land within 100 feet of the reservoir is a Resource Protection Area under the Chesapeake Bay Preservation Ordinance, so new structures, additions, sheds, lawns and clear-cutting there are restricted. A waterfront lot is therefore not a blank check for a private dock.
The marina is where reality meets the brochure. The association’s marina page says there is currently a waitlist for a boat storage spot, and the registration schedule runs from a $35 day sailor fee and $90 for T-racks and K-racks up to $1,601 for a marina dock. If owning a boat on the water is your goal, ask about the waitlist before you make an offer, not after.
Wrong for you if: you need a boat slip at move-in. The published waitlist means it may not be available when you close.
Lake Chesdin: public launch, no association needed
Lake Chesdin is a different story from the two communities above. Chesterfield County Parks and Recreation lists the Lake Chesdin Canoe Launch at 21900 Lake Chesdin Parkway: a 43-acre site with a boat slide for canoes and kayaks plus a dock and pier for fishing. The county adds that motorized boat traffic may be present in the area, and that Lake Chesdin Park and Chester Linear Park next to it are currently undeveloped.
For a buyer, that means the water is open to you whether or not you live nearby, which is the opposite of an association lake. We have no community page for the Lake Chesdin area, so start from the Chesterfield County hub and the Midlothian page, then ask us to map the specific streets you like.
Wrong for you if: you want a private dock behind your own yard. The county facility is a public launch, not a waterfront lot.
Varina: a public park pond rather than a lake lot
East of the city, Varina has Henrico’s Dorey Park at 2999 Darbytown Road. The county’s page describes a large pond with a walking trail, open daily dawn to dusk, with fishing among the listed amenities. The Virginia Department of Wildlife Resources manages the fishery: the lake gets annual channel catfish stockings and, from November through February, catchable-size trout, and Henrico notes a trout license is required in addition to a fishing license between November 1 and April 30 (details on the county’s Dorey Park page).
This is the “views and fishing” category. The county page does not describe boat launching on the pond, so do not assume it. It also connects to the Virginia Capital Trail by a connector trail of nearly three quarters of a mile, per the same page.
Wrong for you if: you want to sail or run a motorboat from your neighborhood. This is a park pond for walking and fishing.

What about Goochland, Hanover and Powhatan?
We did not find a lake community in Goochland, Hanover or Powhatan that we could confirm from the community’s or county’s own site in time for this guide, so we are not naming one. If a specific Goochland lake neighborhood is on your list, tell us and we will check it the same way before you tour. For properties on larger lots with ponds rather than shared lakes, our homes with acreage page is the better starting point.

Condo and townhouse, county-level: Chesterfield had 83 closed sales at a $391,590 median with 57 days on market; Henrico had 106 at $380,017 with 36 days. Goochland recorded one condo or townhouse sale in August, which is too thin to quote a median. Goochland’s 33 single-family sales are also a small sample, so read that median with care.

Flood and insurance questions to ask about any waterfront home
Living beside a reservoir or pond is not the same as living in a mapped flood zone, and the reverse is also true. Check the specific address rather than assuming. A lakefront lot can also carry shoreline buffer or association rules about docks and planting, so request the covenants before you commit.
A short checklist before you fall for the view
- Ask whether boat access belongs to the lot or to the association, and whether it transfers at sale.
- Ask for the current waitlist length for slips or racks and the annual fees in writing.
- Confirm whether the water is a drinking-water supply, and who to ask about rules (for Swift Creek Reservoir, Chesterfield Utilities).
- Check the address against flood maps and get an insurance quote before the due diligence period ends.
- Walk the shoreline in more than one season. Algae and aquatic plants are real management topics on Swift Creek Reservoir, according to the county.
The association fees, season dates and rules above come from each community’s own website and were checked in early October 2026. They change, so confirm them with the association before you rely on them in a purchase decision.

Can the public launch a boat on Swift Creek Reservoir?
Chesterfield County describes the reservoir as a drinking-water source that also supports recreation, but its page does not list a public launch. The Brandermill association states that its boating services are for residents only, and Woodlake runs a resident marina with a waitlist. Confirm any plan with Chesterfield Utilities.
How much does it cost to keep a boat at Woodlake?
The Woodlake marina page lists a $35 day sailor fee, $90 for T-racks and K-racks, $152 for a Harbour Park mooring post, $180 for a Shelter Cove mooring post, $780 for a Shelter Cove finger dock and $1,601 for a Shelter Cove marina dock. The page also says there is currently a waitlist for a storage spot.
What does a Brandermill home waterfront lot allow?
Per the Brandermill Community Association, a home waterfront lot is contiguous with waterfront open space and may keep one motorized boat and one larger non-motorized vessel near the water’s edge. Smaller craft must be stored on the property and screened from view. The annual fee is $100.
Is swimming allowed at Chesterfield County parks with water access?
Chesterfield’s Water Access and Fishing page states that no swimming is allowed from any park property. It also lists parks with fishing, paddle craft and power boat access as designated.
Do I need a fishing license at Dorey Park in Henrico?
Henrico’s page says the lake is in the Virginia Department of Wildlife Resources urban trout program. A trout license is required in addition to a fishing license from November 1 to April 30, and juveniles under 16 do not need a license.
Are lake-community homes more expensive than the county median?
No neighborhood-level median is published in the free tables we use, so we cannot say. The county-level single-family medians for August 2026 were $453,975 in Chesterfield and $425,000 in Henrico. Ask us for recent sold comparisons for the specific community.
Will a lake view raise my flood insurance cost?
Not automatically. Flood zone status depends on the specific address on the flood map, not on proximity to a reservoir. Check the address and get an insurance quote early in your contract period.
Does the boating program transfer to renters?
It depends on the association. Brandermill’s published rules refer to members, tenants and guests, while its Boating Center page says services are for residents. If you plan to rent a home out, ask the association in writing what a tenant can use.
