Where Short Pump actually is
Short Pump is an unincorporated area of western Henrico County centered on the West Broad Street (Route 250) corridor between Interstate 64 and the Goochland line, roughly from Lauderdale Drive west to Route 288. Zip codes 23233 and 23059 cover most of it. North of Broad and Interstate 64 the addresses turn to Glen Allen (Wyndham, Twin Hickory); south of Broad along Pump Road and Gayton Road the neighborhoods run into Tuckahoe and the Godwin High zone. The commercial core is Short Pump Town Center, West Broad Village, and the hospital and office cluster around Broad and Pouncey Tract; the residential Short Pump is the ring of subdivisions around it.

West Broad Village and the Town Center condos
Condos, townhomes, and apartments above and beside the retail. The only genuinely walkable product in the West End, and the one most out-of-town relocations ask about first.
Wellesley, Foxhall, Church Run, Ridgefield

Redfin’s Short Pump boundary for the three months ending June 2026 showed a $554,698 median sale price (down 3.5% year over year), 28 median days on market, 132 homes sold, and a 100.1% sale-to-list ratio, with a “very competitive” score of 76 out of 100 (retrieved September 6, 2026). Different boundary, same read: correctly priced homes sell at list, and quickly.
Schools and zoning
Short Pump addresses split between two Henrico high schools. North of Broad and in the newer western neighborhoods, most addresses are typically zoned to Deep Run (with Short Pump Middle and elementary schools including Colonial Trail, Kaechele, and Shady Grove). South of Broad toward Pump Road, Gayton Road, and Tuckahoe, addresses are typically zoned to Godwin (with Pocahontas Middle and elementary schools including Nuckols Farm). The line does not follow Broad Street exactly, and Henrico adjusts it as schools open.

Commute and daily life
Interstate 64 runs through the middle of Short Pump, which makes downtown Richmond a 20 to 30 minute drive outside of rush hour and Innsbrook or the airport a straight shot east. Route 288 on the western edge connects to Chesterfield and Interstate 95 without going through the city. Daily life is the reason people move here: the Town Center and West Broad Village for shopping and dining, Henrico Doctors’ at Parham and the newer hospital campus on Broad, Deep Run Park and the Short Pump Park athletic fields, and a steady stream of new retail (our note on the latest: Nordstrom Rack is coming to West Broad Street). The tradeoff is traffic on Broad from 4 to 6 p.m., which every Short Pump resident plans around.
Buying in Short Pump
Walkable is a different product. Condos at West Broad Village and the Town Center carry condo fees, master insurance policies, and rental restrictions. Read the documents before you fall for the balcony.
Pump Road versus Nuckols Road. South of Broad you get bigger lots and, often, Godwin schools; north of Broad you get newer homes, planned amenities, and Deep Run. Neither is better. Decide which one you are buying.
