Nobody publishes a clean list of which neighborhoods sit closest to the metro’s biggest employer campuses, and employers do not publish where their people live. So this guide makes no claims about who lives where, how many people work at a site, or who is hiring. It does something narrower: it takes headquarters and campus locations that a company’s own announcement or filing, or Richmond BizSense reporting, actually states, and pairs each one with the Mission Realty community page for the area next to it.

Our earlier guide to commuting to the West End office parks is organized around the roads and interchanges that serve Innsbrook, West Creek and Short Pump. This one is organized around the campuses themselves, and it adds downtown, where Dominion Energy’s headquarters block sits, and the Southside neighborhoods across the James River. The order runs west to east and then south. It is geography, not a ranking.

How we decided what counts as a campus

A place made the list only if we opened a source that states the address or area. Sources are dated in the text because corporate footprints change, and we left out anything we could not confirm, including an Amazon facility and the exact Capital One site in Chesterfield. Distances are described as adjacency, with the minutes left to you and a test drive. Browse the full set of Richmond-area communities if your employer is not here.

Goochland and West Creek: the CarMax and Capital One campus

a 2016 Richmond BizSense report that CarMax’s headquarters is a complex on about 130 acres in the West Creek office park in eastern Goochland County, and that the company moved its corporate offices there from Innsbrook in 2005. Capital One announced in 2000 that West Creek would be the newest of its three Richmond-area campuses, a site of roughly 300 acres about 5.5 miles from Innsbrook. That release is old, so treat it as the origin of the campus, not a description of today’s staffing.

The nearest Mission Realty page is Goochland, within Goochland County. It is the page to start from if your office is in West Creek. It is wrong for anyone who needs a short drive to downtown, since West Creek is in eastern Goochland, west of Henrico and farther still from the city of Richmond.

Innsbrook: the original West End office park

Innsbrook is a Henrico business park, and its history shows how campuses move, since CarMax’s corporate offices left it for West Creek in 2005. Innsbrook still holds large office tenants. Our own report on McKesson Medical-Surgical becoming Wellverse places that company’s headquarters in an office building at 9954 Mayland Drive near Innsbrook, citing Richmond BizSense and RVAHub.

The community page for Innsbrook is the closest match if you want to live next to the park. It is a good fit for a buyer whose job is inside the park and who wants a very short trip. It is wrong for someone whose employer is on the Southside or downtown, since the park is in western Henrico, away from downtown and the Southside.

Glen Allen: Markel and a mailing address that stretches

The Markel Group annual report for 2025 lists Markel’s principal executive offices at 4521 Highwoods Parkway in Glen Allen, Virginia. That makes Glen Allen the verified address, but the label is slippery: as our West End guide explains, Glen Allen is a mailing address that spreads across both sides of I-295 in north-central Henrico, so the distance to a specific office depends on the street.

Use the Glen Allen page as your starting point, then measure from each subdivision to the office on a map. It suits a buyer who wants a wide range of neighborhoods within one mailing address. It is wrong for someone who wants one compact, walkable center, because a mailing address this large is not a single neighborhood.

Tuckahoe: Altria and the West Broad corridor

Richmond BizSense reported in 2017 that Altria’s headquarters is at 6601 W. Broad St. in Reynolds Crossing in Henrico County, on a campus of about 33.6 acres near West Broad Street and Interstate 64, with its secured entrance reached from Forest Avenue. That is a 2017 report, so confirm the address before relying on it.

Tuckahoe is the closest community page we have, but we have not verified Reynolds Crossing’s boundaries against it, so check the map. It is a fit for buyers who want to live in western Henrico near West Broad Street and I-64. It is wrong for anyone who works in West Creek, which is a different part of the metro and a better match for the Goochland page above.

Shockoe Slip: the Dominion Energy headquarters block

Richmond BizSense reported in 2017 that Dominion Energy’s headquarters is at 111 S. Sixth St. in downtown Richmond, a site covering the block between Sixth and Seventh streets from Cary to Canal, with a 20-story office building at 600 Canal St. under construction at the time. We did not verify a walking distance, so use a map to see how far your target street is from that block.

Shockoe Slip is the downtown district page nearest those street names as far as we can tell, and it sits inside the City of Richmond. It is right for a buyer who wants to live downtown. It is wrong for anyone who needs a large private yard.

Manchester: across the river from downtown

We could not verify a major Southside campus from a source we opened, and we say so rather than invent one. Capital One’s release did name a Chesterfield campus, but it did not give a site we could place, so it is a reason to check the Chesterfield County hub, not a pick. What Southside does offer is the south bank of the James for people whose office is downtown.

Manchester is the pick for that case. It suits a downtown worker who wants to live on the south bank of the river. It is wrong for anyone who expects a campus nearby, because this guide found none to cite.

What a campus address does not tell you

A headquarters address is a fact about a building, not about the neighborhood around it. It does not say how many employees work on site, how many work from home, which roads they use or whether the company will stay. It also says nothing about home values, which this guide leaves out on purpose because we found no neighborhood-level dataset that ties campus proximity to prices. Treat each pick as a starting map. The next step is to read the community page, see what the area is actually made of, and then look at real listings, rather than assuming a nearby campus makes a street a good buy.

How to test a campus commute before you make an offer

Drive the real route at the hours you will work, on a weekday, twice, once on a Monday morning and once on a Friday afternoon. Look at the map for a second route in case the first one closes. Count the turns and the merges, not only the minutes. If you are comparing the Route 288 side of the metro with the downtown side, our Route 288 corridor guide covers both. If downtown is your goal, commuting to downtown is the better companion.

Then talk through budget and timing with a buyer’s agent. Our buying process page explains how we work, and our featured lenders are a place to start on pre-approval.

Frequently asked questions

Does living near an employer campus help a home’s resale?

This guide has no resale data, and we did not find a public dataset that links campus proximity to resale at the neighborhood level. If you want evidence for a specific street, look at the recently sold homes in that area and compare how long comparable homes took to sell, rather than relying on a general claim about campuses.

What if my employer is not on this list?

Use the same method we used. Find the address in an annual report, a county economic development page or Richmond BizSense, put it on a map, and look at the community pages for the neighborhoods that touch the roads leading to it. Anything you cannot confirm from a source stays a question for a test drive.

Can an employer move its campus after I buy?

Yes. a 2016 Richmond BizSense report that CarMax moved its corporate offices to West Creek from Innsbrook in 2005. If your job is the only reason you are choosing a neighborhood, ask yourself whether you would still want the area if the office moved ten miles.

Is the Glen Allen mailing address the same as the Glen Allen neighborhood?

No. Glen Allen is a mailing address that covers a large part of north-central Henrico, so two homes with the same address label can sit at very different distances from a given office. Measure from the specific street, not from the town name.

How should a hybrid or remote worker weigh a campus commute?

Count the days you will actually drive. A neighborhood that adds a long drive on two office days may still beat one that is closer to the campus but weaker on the things you use every day, such as parks, schools and shopping. Decide which days matter, then test only those drives.

Can I rent near a campus before buying?

It can be a low-risk way to learn the drive and the neighborhood. Rental terms are a separate topic from this guide, so check the lease length against how long you want to wait before you search.

Why are Capital One’s other campuses and Amazon not covered?

Capital One’s 2000 announcement also named a Henrico campus and a Chesterfield campus, but it gave no sites we could place, and we could not verify an Amazon facility from a source we opened. For those employers, start with the county hubs for Henrico County and Chesterfield County and confirm the exact address with the employer.
