Independence Golf Club Sells for $9.53 Million: What Founders Bridge Owners and Buyers Should Watch

Independence Golf Club, the semiprivate course on the line between Powhatan County and Chesterfield County, has a new owner. The recorded price for its roughly 260 acres was $9.53 million, and the question that matters most to the homes around it, whether the course stays open to daily-fee golfers or becomes members-only, has not been answered yet.

The details come from Michael Schwartz, editor of Richmond BizSense, who reported the sale on November 5, 2026 from county property records. Below is our summary, then what it means if you own or are thinking about buying in the Founders Bridge neighborhood that grew up around the course.

The sale at a glance

  • Buyer: Heritage Golf Group, based in Northern Virginia. BizSense says it owns 51 golf clubs, most of them private, and it was acquired by private equity firm KSL Capital Partners.
  • Price: $9.53 million for the real estate, recorded with Powhatan and Chesterfield in late October 2026, per BizSense. A separate payment for the club’s business assets was not disclosed.
  • Assessment: The two counties most recently assessed the land at a combined $5.27 million, according to BizSense.
  • Seller: Pros Inc., led by Giff Breed, which bought the club for $3 million in 2013 and has run it since.
  • The course: Opened in 2001 with an 18-hole course and a nine-hole short course.

The deal gives Heritage three central Virginia courses. The other two are the Dominion Club in Henrico County and Spring Creek Golf Club in Louisa County. Heritage did not respond to BizSense’s request for comment, so any plans for Independence are unknown.

Public or private: why nearby homeowners should care

BizSense reports that local golf observers are watching whether Heritage converts Independence from a public, daily-fee course to a private club. Nothing has been announced. Here is how to think about it if your home is in or near Founders Bridge:

Living next to a golf course is not the same as having access to it. A home’s deed and its association documents decide what you are entitled to, not the view from the back deck. If the course does go private, access would depend on whatever membership terms the new owner sets, and we will not guess at those.

Know what you are obligated to pay. If you are buying in a community with an owners association, Virginia’s resale certificate law, Code of Virginia section 55.1-2310, requires the certificate to state any other entity or facility the owner may owe fees or charges to. Read that line closely in any golf-community purchase. Our guide to golf community club costs and how to verify them walks through the documents.

A sale is not a closing. Earlier this fall, we reported on Mill Quarter Plantation’s golf club closing in Powhatan. Independence, by contrast, was bought by a company whose business is running golf clubs, though Heritage has not said what it plans for this one. Until it does, treat any claim about the course’s future as rumor.
