Trinity Capital Advisors, a North Carolina-based developer, closed on a nearly 15-acre site in Hanover County’s Northlake Business Park on September 26, 2026, paying $6.2 million, according to Richmond BizSense. It plans a multi-tenant project with two industrial buildings of about 123,000 and 108,000 square feet. Reporter Jackie DiBartolomeo covered the deal in an October 22 article. This post is our own summary, with local context added. More coverage is in our Richmond area news posts.

The Hanover site

BizSense reports Trinity bought the land from Lutron Electronics, which had purchased it in 2023 and appears to have left it vacant. Per the Hanover County planning portal as BizSense read it, a conditional use permit for the project was approved in August, while Lutron still owned the property. The site is zoned for light industrial use inside the business park, sits next to a Camping World RV parts store, and was most recently assessed by the county at about $1.76 million. Construction is tentatively set to begin next summer, with completion targeted for the third quarter of 2028. A Trinity partner told BizSense the buildings are meant to offer multiple storefronts for different-sized companies, and that Hanover appealed because of its labor pool and its access to Interstate 95 and the Port of Virginia. The Hanover County Economic Development site lists available sites and buildings for companies looking at the county.

The Goochland connection

BizSense notes this is not Trinity’s only local project. The firm is preparing a three-warehouse development called Trinity Logistics Center in West Creek Business Park in Goochland County, totaling about 554,000 square feet. Goochland planning commissioners endorsed it earlier this year, and BizSense says that kind of conceptual master plan process did not require supervisors’ approval. The plan of development is still under county review, and the partner estimated the land sale there would close in November. We covered the separate data center dispute in that business park in our Goochland technology overlay district post.

What it means for Hanover and Goochland buyers

This is a commercial deal, and BizSense reports nothing about homes. A light industrial site inside an existing business park is a different land use from a residential neighborhood, and we are not predicting any effect on nearby home values. What is useful for buyers is the timeline and the process: the permit is already approved, construction is not expected before next summer, and the Goochland project still has its plan of development under review. If you are looking at a home near any business park, check how the surrounding parcels are zoned and ask the county planning office what is approved or pending. The Hanover County website is the official starting point for county notices. Our Hanover County hub and Hanover community page cover the county, and our Goochland County hub covers the neighboring county. Our property search shows current listings, and our preferred lenders page lists lenders who can answer financing questions.
