How to Choose an Agent to Sell Your Short Pump Home: Who to Interview and What to Compare (September 2026)

Read this before the table. This is Mission Realty’s own blog and we are one of the seven firms listed below, so treat this as a starting list, not a neutral verdict. The method: every factual statement about a firm comes from that firm’s own public website, read on 11 September 2026 and linked to the page it came from; firms are ordered alphabetically, not by preference; and where a firm publishes no production figure we say so rather than filling the gap. No portal rankings, review counts or estimated sales figures appear anywhere in this post.

The agent who is right for a two bedroom townhome is not automatically right for a seven figure house behind the gates at Wyndham. This is the fourth post in a series: we have published the same guide for the Richmond metro, for Tuckahoe, and for Midlothian sellers in their own edition. This one is for Short Pump.

The market you are hiring someone to sell into

Short Pump is not a separate MLS reporting area, so no published Short Pump median exists. The two honest proxies are Henrico County and MLS Area 22, which covers western Henrico and is the closest published geography to Short Pump, Tuckahoe and Twin Hickory.

  • Henrico County, single family (county level, not Short Pump): median $475,000, up 11.8%. 16 days on market, down 11.1%. 1.5 months of supply, down 11.8%. 287 closed sales, down 2.0%.
  • MLS Area 22, single family (area level, not Short Pump): median $555,000, up 4.1%. 13 days on market. 1.1 months of supply. 117 closed sales.
  • Henrico County, condo and townhouse (county level): median $390,000, up 9.2%. 29 days on market. 2.3 months of supply. 106 closed sales, down 18.5%.

At 1.1 to 1.5 months of supply and 13 to 16 days on market, the first ten days of exposure decide the outcome. The gap between a good listing agent and an average one shows up in pricing judgement, photography turnaround and multiple offer handling, not in open house hours.

Three Short Pump sellers, three shortlists

The $450,000 townhome. Think West Broad Village, or attached product near the town centre. The Henrico condo and townhouse median was $390,000 at 29 days on market, nearly twice the county’s single family pace, so speed is not guaranteed here. Interview for someone who sells attached homes monthly, knows the association document timeline, and has a photographer who makes 1,900 square feet read as light rather than narrow. A large team is usually fine on a product type this close to standardised.

The $700,000 established colonial. The heart of the market, and the opposite risk. The house is not standardised, the buyer pool is deep, and a badly run first weekend leaves money on the table. Interview for pricing reasoning above everything. Ask each agent to walk you through the three comparable sales they would use and why, then ask what changes if you have eight offers by Sunday night.

The $1.2M and up new build or estate. A different list. Here you are hiring marketing reach and discretion, and someone who has closed at the price point in Wyndham, Glen Allen or the western Henrico estate corridor. Ask who writes the copy, who puts the property in front of relocation buyers, and whether a brand affiliation delivers real syndication or just a logo. Seven firms that list in Short Pump, alphabetically

Liz Moore & Associates

Its about page calls the firm boutique, says founder Liz Moore and her partner, real estate attorney Brian D. Lytle, are both in daily operations, and states the company will help more than 2,000 clients buy or sell this year, nearly all by referral. Its homepage shows a 26,888 client counter. Both are company wide across every market it serves, not Richmond figures.

Long & Foster Real Estate

Its about page describes an All-Inclusive model with mortgage, inspection, title, insurance, moving and property management alongside brokerage, and claims a 50+ year Mid-Atlantic record. Its headline 2025 statistics are animated counters that were still reading zero when the page loaded, so we quote none of them. Ask the agent to show you those numbers in writing.

Mission Realty

Us, held to the same rule. Our about page states that RealTrends Verified 2026, on 2025 production, ranked Mission Realty first among Richmond teams by sales volume at $172.0 million and by closed sides at 427, classifying it a Verified Mega Team, fifth in Virginia by sides and 74th nationally. That is a Richmond market figure, not a lifetime company total, and RealTrends audits closed transactions rather than accepting self-reported numbers. The same page says rankings measure production, not fit. Our team page lists more than 40 agents plus marketing and admin staff, led by Richmond native Clayton Gits, selling here since 2005; our success stories page states 1,100+ five star Google reviews. We publish no Short Pump specific count, and neither does anyone else here.

Napier REALTORS ERA

Its website calls the firm Central Virginia’s real estate leader and runs a county by county market watch covering Henrico, Chesterfield, Hanover, Goochland, Powhatan, Richmond City and the Tri-Cities. The footer lists four offices: Midlothian corporate, Powhatan, Prince George, and a West End office in Glen Allen, the closest to Short Pump. Rentals, relocation and real estate classes are separate site sections. It publishes no transaction or volume figures.

One South Realty Group

Its homepage takes an unusually explicit position: housing data is now a commodity, so the modern agent’s role has shifted from gatekeeper to interpreter, educator, analyst and strategist. The site is built around search, valuation and market reports rather than agent promotion. It publishes no transaction or volume figures.

Shaheen, Ruth, Martin & Fonville

Its about page says four managing brokers founded the firm in 2017 with a combined 109 years of experience and remain in daily operations. Its timeline records $907 million in 2024 volume, more than $5 billion lifetime by end of 2024, and a 2025 of 185+ agents and over $1 billion in annual sales. It states it is the exclusive Board of Regents member for LuxuryRealEstate.com in its area and that Virginia Living readers voted it Best Real Estate Firm. Read the volume carefully: the firm serves Richmond, Williamsburg, the Peninsula, the Northern Neck, the Middle Peninsula and Wintergreen, so that billion spans all of them.

The Steele Group, Sotheby’s International Realty

Its site redirects to a Sotheby’s International Realty brand page stating The Steele Group has been a Central Virginia name for 75+ years, operating since 1949, with local expertise across Richmond, Henrico, Chesterfield, Hanover, Goochland, Powhatan, Williamsburg, New Kent and Gloucester. Its featured properties when we read the page ran from roughly $1.5 million to $8 million, including a 23233 listing in Henrico at $1,875,000. It publishes no transaction or volume figures there.

Two firms we tried and left out. Joyner Fine Properties returned an automated bot verification screen instead of its site, and we do not work around those. The Hogan Group we could not resolve to a live Richmond residential site. Their absence says nothing about either firm.

What to compare once you have three names

Pricing reasoning, not the price. Anyone can produce a number. Ask which three closed sales it rests on, what was adjusted for, and what happens if the house sits fourteen days.

The first ten days, in writing. Photography date, copy approval, go-live day, showing windows, offer deadline policy. In a 13 day market that document is most of the job.

Who is in the room later. Names, written down, for who negotiates your offers, who attends the inspection, and who handles the repair negotiation.

Total cost, itemised on one page. Commission, buyer agent compensation position, transaction or administrative fee, marketing charges. We broke the numbers down in what a REALTOR costs when you sell here.

The exit. Listing agreement length and cancellation terms, before you sign.

Caveats that never appear in a listing presentation

Transaction count is not quality. Volume tells you a firm has systems. It says nothing about how well those systems negotiated, and nothing at all about how the file that went sideways was handled.

On a large team the person on the sign is often not the person on the phone. That applies to us as much as anyone. It is not inherently bad, since specialisation is why teams outperform on marketing and coordination, but you are entitled to the structure before you sign. Ask: if I call on a Tuesday afternoon, who picks up, and is that the person at my inspection?

Ask who owns the file at 8:30 on a Thursday night. Deals break in the evening. The lender pulls the approval, the report lands with a structural note, the appraisal comes in eleven thousand short. Ask what happens then, outside business hours, and who is authorised to decide.

Recognition measures production, not fit. True of the RealTrends figures we quoted about ourselves as much as any award anyone shows you. A firm with hundreds of regional sides may have closed none within two miles of your street.

The same five questions for all three

Ask everyone the same five and compare answers rather than personalities: the pricing reasoning in three comparables, the written days one to ten plan, who negotiates and who owns the file after hours, the itemised all-in cost, and the cancellation policy. Questions Short Pump sellers ask

Is Short Pump its own MLS reporting area?

No. The closest published geography is MLS Area 22, covering western Henrico, which had a July 2026 single family median of $555,000, up 4.1%, on 117 sales at 13 days and 1.1 months of supply. Henrico County as a whole was $475,000, up 11.8%, on 287 sales. Neither is a Short Pump number, and anyone quoting you a precise Short Pump median should be asked where it came from.

How many agents should I interview?

Three. One is not a comparison, two becomes a coin flip on personality, and past four the presentations blur. Give all three the same five questions and the same house tour.

Does a higher volume team get me a higher price?

Nothing in this post supports that, including the figures we published about ourselves. A high transaction count tells you a firm has repeatable systems and staff depth, not how they will perform on your house. A busy firm can still assign you a junior agent.

Should I interview a luxury branded firm for a $500,000 house?

Usually not as one of your three. Brand syndication earns its keep when the buyer pool is national, which here generally starts above roughly $1 million. Below that the buyer is already searching the local MLS feed.

What is the difference between a team and a brokerage?

The brokerage holds the licence and the legal responsibility; a team operates within one, usually with shared staff and marketing. Mission Realty is a team brokered by Real Broker LLC. You contract with the brokerage, so ask which entity is on the paperwork and who inside it is on your file.

Can I ask for their Short Pump sales specifically?

Yes. Ask for addresses and closing dates for the last five sales within two miles of your house in your price band. Any licensed agent can pull that from the MLS in minutes. If you get a regional total instead of addresses, ask again.

How long should the listing agreement run?

Negotiate it like any other term. There is no standard length we can point you to, and the real test is the exit: what happens if you cancel in week three, is there a fee, and does the agreement survive if your agent leaves the firm.

Is the commission negotiable?

Yes. It is not set by law, by any association or by the MLS. What matters more than the headline percentage is the itemised total, including transaction fees, administrative fees and marketing charges, plus what you are separately offering a buyer’s agent. Get all of it on one page before signing.

Should I sell before I buy at 1.5 months of supply?

Henrico’s county level July 2026 figures were 1.5 months of supply and 16 days on market, so selling first is fast but leaves you needing somewhere to go quickly. The real question is financing sequence, not market timing, so talk to a lender before an agent. Our preferred lenders page is a starting point.

What if two agents are $60,000 apart on price?

Ask both for the three comparable sales behind the number and see which set matches your house on age, size, condition and street. A high number with weak comparables is a pitch. In a 13 day market the cost of starting too high is measured in weeks you cannot get back.
