Richmond-Area Neighborhoods Near a State Park or Nature Preserve: Pocahontas, Powhatan and Beyond

Published October 13, 2026

No public dataset ties a Richmond-area home to its distance from a state park, so this guide does not rank neighborhoods by price or by a score. It uses proxies you can check yourself: the official address of each park, the road used to reach it, and a drive distance we measured from the park’s entrance to a named reference point in each community. Those distances come from a road-network routing check, not from door-to-door trips, so rerun them from any address you are considering.

It also covers different ground than our guide to neighborhoods next to a major park. That post is about neighborhoods that border one large urban park. This one is about the parks at the edge of the market, where the park is a destination you drive to. If you are weighing park access against a commute, the guide to neighborhoods that commute to West End office parks pairs well with it. Communities below run from south to west to north, so the order is geographic, not a ranking.

Four green spaces, with addresses and approach roads

Pocahontas State Park is at 10301 State Park Road in Chesterfield County. Virginia DCR lists it at 7,919 acres, with Swift Creek Lake at 225 acres, and says the main entrance is off Route 655 (Beach Road). DCR’s directions from I-95 south of Richmond are exit 61 onto Route 10 west, a left onto Beach Road, then about four miles to State Park Road.

Powhatan State Park is at 4616 Powhatan State Park Road, in the northwest corner of Powhatan County. DCR lists 1,565 acres and about 2.5 miles of James River waterfront. Its directions use I-64 exit 167, then Route 522 and Route 617 (Old River Trail), with the entrance about 1.5 miles along Old River Trail.

Three Lakes Park and Nature Center is at 400 Sausiluta Drive in Henrico County, open daily from dawn to dusk. Dutch Gap Conservation Area is at 341 Henricus Park Road in Chester, over 800 acres on the James River, open 8 a.m. to sunset. Chester is not among the communities profiled here, so Dutch Gap has no neighborhood pick below.

Chesterfield: the shortest drive to Pocahontas State Park

The Chesterfield community is the county-seat area. From the park entrance to the Chesterfield County Public Library at 9901 Lori Road, the routing check gave 4.7 miles and about 11 minutes, the shortest park drive in this guide. It is wrong for a buyer who wants to walk to a trailhead, because you will still drive. It is also wrong for anyone who needs to be near downtown daily: DCR places the park about 20 miles from Richmond.

Hampton Park: a western Chesterfield option

Hampton Park sits farther west. From the Pocahontas entrance to the Hampton Park point on the map, the check gave 10.9 miles and about 22 minutes. Treat it as a park-within-a-half-hour pick, not a park-at-the-end-of-the-street pick. It is wrong for someone whose main reason to buy is weekday trail access.

Midlothian: park access is a longer drive than the address suggests

Midlothian is the best-known Chesterfield address, which is exactly why the distance deserves a check. From the Pocahontas entrance to the village of Midlothian, the routing check gave 14.9 miles and about 31 minutes. Buyers who choose Midlothian for other reasons can still enjoy the park on weekends, but it is wrong for a buyer who wants the park as a daily habit.

Powhatan: space and a state park at the county’s edge

The Powhatan community page covers the county seat area. From the Powhatan State Park entrance to the Old Buckingham Road area, where the county parks page lists Turner Park at 3834 Old Buckingham Lane, the check gave 11.7 miles and about 24 minutes. The same county page lists Fighting Creek Park at 2201 Mann Road, with gravel walking paths of up to two and a half miles, which gives a nearer everyday option. DCR puts Richmond about 45 minutes from the state park, so Powhatan is wrong for a buyer with a short daily commute east.

Goochland: the closest community to Powhatan State Park

Goochland measured 5.9 miles and about 15 minutes from the Powhatan State Park entrance to the Goochland County Administrative Building at 1800 Sandy Hook Road. DCR’s own directions from the east come off I-64 at exit 167, the Goochland side. It is wrong for a buyer who wants to walk to restaurants and shops; if you want more land, our homes with acreage search is a better starting point.

Lakeside: a nearby fit for Three Lakes Park

Lakeside is the closest community to Three Lakes in this guide: 4.3 miles and about 10 minutes from the park to the Lakeside area point. The county lists a nature trail, a playground, fishing and a reservable picnic shelter, which suits a household that wants a short evening outing. It is wrong for a buyer who wants a state-park-scale landscape; Three Lakes is a neighborhood park with a nature center.

Glen Allen: a farther Henrico choice

Glen Allen measured 5.9 miles and about 12 minutes from Three Lakes to the Glen Allen area point. It is the farther of the two Henrico picks, so Three Lakes works as an occasional outing here rather than a weekly one. It is wrong for a buyer who needs a trailhead within walking distance.

Which park fits which household

Pick the park by what you will actually do there. Pocahontas is the largest at 7,919 acres, which suits long trail days and lake time. Powhatan State Park is the river option, with canoe slide launches and its James River frontage. Dutch Gap suits paddlers because of its tidal lagoon route, and Three Lakes suits a short weekday outing with children, since the county lists a playground, fishing and a nature center. Matching the park to the habit matters more than the exact mileage.

How to test any address yourself

Look up the park’s official address, route from your target address at the hour you would actually go, and compare against the numbers above. Then check what you can see in our recently sold properties for the same community, so you know what the area has actually offered.

Frequently asked questions

How far is each state park from Richmond according to DCR?

DCR lists Pocahontas State Park at about 20 miles and a half hour from Richmond. It lists Powhatan State Park at 45 minutes from Richmond. Your own time will vary with the hour and the starting point.

What is there to do on the water at Pocahontas State Park?

DCR lists three lakes: Swift Creek Lake at 225 acres, Beaver Lake at 24 acres and a 7-acre lake at Camp 7. The page is the best place to confirm which activities are open before a visit.

Can I launch a boat near Powhatan State Park?

The park has three canoe slide launches along about 2.5 miles of James River waterfront. DCR also notes a Department of Wildlife Resources boat launch on Route 522 just north of the park, at Maidens.

What are the hours and trails at Dutch Gap Conservation Area?

The county lists 8 a.m. to sunset daily. The Dutch Gap Trail is a 4.5-mile loop for hiking, biking, running and horseback riding, and the Lagoon Water Trail is a 2.5-mile tidal lagoon route for kayaks and canoes.

When is the Three Lakes Nature Center open?

As of the county page read in October 2026, the park is open dawn to dusk. The nature center runs Friday to Sunday from November to March and Thursday to Sunday from April to October, 10 a.m. to 3 p.m. Only service dogs are allowed inside the center.

Does living near a park raise a home’s value?

This guide makes no price claim. We have not verified a neighborhood-level dataset that links distance to a park with sale prices, and county-wide numbers should not be read as neighborhood numbers.

Why is Chester not one of the picks?

Dutch Gap’s address is in Chester, which is not among the communities profiled in this guide. The nearest page on this site is the Chesterfield County community hub, which links to the Chesterfield communities that are profiled.
