Why Wyndham has no median of its own
The CVR MLS monthly tables report by county, by MLS area, and by city or town. A subdivision is not a reporting unit, however large it is. Wyndham is a community of thousands of homes across multiple sections, but statistically it is folded into western Henrico along with everything around it.
There is a second layer of published detail, the per-area Local Market Update and Monthly Indicators reports on CVR MLS FastStats. Those are issued as PDFs, and they report MLS areas rather than subdivisions, so even at that level Wyndham is not separated out. Anyone quoting you a precise Wyndham median from a public monthly report is quoting you something that report does not contain.
That matters in a specific way. Henrico’s $475,000 median includes Highland Springs, Sandston, Varina, Lakeside and Glen Allen alongside Short Pump and Wyndham. Ask for closed sales inside Wyndham over the last six to twelve months, restricted to the section and the size range you are considering, with the golf-frontage lots identified separately. Twelve months rather than one month matters here: a subdivision that produces a handful of closings a month cannot support a monthly median, and a figure drawn off two or three sales is noise rather than a market.
