What a Standard Inspection Covers, and What It Excludes

The standards of practice then exclude a great deal. None of that is a criticism of inspectors. It is the scope of the license. The practical takeaway is that the general inspection is your triage step. It identifies where the risk is and tells you which specialists to bring in, and the report will frequently say exactly that with a recommendation for further evaluation. When your report recommends further evaluation, that is not boilerplate to skim past. It is the inspector telling you the question is outside their scope.
Radon Testing
Radon is a naturally occurring radioactive gas produced by the decay of uranium in soil and rock. It enters houses through foundation cracks, sump openings, crawl spaces and utility penetrations, and because it is colorless and odorless the only way to know a house’s level is to measure it. The EPA recommends action at 4 picocuries per liter and suggests considering reduction between 2 and 4.
Virginia has areas of elevated radon potential, and the EPA and the Virginia Department of Health publish radon zone information by locality. Two things matter about that mapping. First, it is a prediction of average potential for a whole county, not a measurement of a house. A house next door testing low tells you very little about the one you are buying.
For a real estate transaction, the usual approach is a short-term test placed for a minimum period, typically two to several days, with the house kept under closed-house conditions. Testing is one of the least expensive add-ons available, which is why we suggest it broadly rather than only on basement homes. If a result comes back elevated, mitigation is a well-established trade: most systems are a sub-slab or sub-membrane depressurization setup with a fan and a vent stack, and the cost is a repair-negotiation item rather than a reason to walk away from an otherwise good house.
Wood-Destroying Insect and Termite Inspections
Central Virginia is active termite territory, and a wood-destroying insect inspection is a separate service performed by a licensed pest control operator, not by your home inspector. Orangeburg deforms, delaminates and collapses with age, and when an inspector finds it the practical answer is usually full replacement rather than repair.
A sewer scope is a camera pushed through a cleanout or a pulled toilet, producing video and a locate of any defect with an approximate depth and distance from the house. It finds root intrusion, bellies where water stands, offset joints, cracks, breaks, previous patch repairs and pipe material. Cost is modest relative to what it can find, because replacing a lateral means excavation, sometimes under a driveway, a mature tree, a sidewalk or a public street, plus permits and restoration. On any Richmond house built before roughly 1980, we treat it as standard, not optional. Also ask the local utility whether the area has a combined sewer system, since that affects some backflow and downspout questions.
Well, Septic, Mold and Air Quality
