Where Mountain Run is
Mountain Run sits in northwestern Hanover County off Route 33 (Mountain Road) near the South Anna River, between Ashland and Montpelier, with Glen Allen mailing addresses despite being well north of the Henrico line. Interstate 95 at Ashland and Interstate 295 are the routes to the city; downtown Richmond is typically 35 to 45 minutes, Short Pump about 30. This is rural Hanover: large lots, tree cover, and quiet, with the course as the community’s center.

Custom estate lots
Mountain Run was planned as a rural preservation subdivision of about 99 homesites, with custom homes on large lots, many on the course or with course views. Homes here are individually built, which means every sale is its own comparable.
The Federal Club
An 18-hole Arnold Palmer signature design that opened in the late 2000s. The club is private and has invested in a permanent clubhouse under its current ownership.
Association and club
As in every Richmond golf community, the homeowners association and the golf club are separate. Owning a lot does not make you a member; membership is a separate agreement with its own initiation and dues. Get both in writing.
Remaining lots
Not every homesite was built during the community’s first decade. Some lots remain available for custom construction, which is an option that does not exist in most established golf neighborhoods.
The history that still matters
Mountain Run opened in 2006, built roughly half its homes before the 2008 downturn, and then went through a developer insolvency that left the course and remaining lots in the hands of the lender. A local Hanover family bought the club and lots in 2011 at a fraction of the original debt, which put the community on a sounder financial footing than most golf developments of its era. That history matters for buyers in two ways: some early-era homes traded hands as distressed sales, which shows up in old comparables, and the club’s ownership and finances are worth understanding before you buy a lot whose value depends on the course staying open.

Ask about the club before you ask about the house. Membership tiers, initiation, dues, and whether any membership is attached to the property or transferable. The club’s health is part of your property value.
