Best Richmond-Area Neighborhoods for Commuting to the West End Office Parks: Innsbrook, West Creek and Short Pump

Nobody publishes a neighborhood-by-neighborhood drive-time dataset for Richmond’s West End, and rush-hour minutes change with construction, weather and which door of which building you are heading for. So this list does not rank anything by minutes. It picks seven places in Henrico and Goochland that sit next to the roads serving three employment areas, Innsbrook, West Creek and the Short Pump and West Broad Village area, and it ties each pick to something you can check yourself: a named road or interchange, a distance an official source states, or a project a state agency has published. Where a distance is not stated by a source we opened, we describe adjacency and leave the minutes to you and a test drive.

The order is grouped by the employment area each place sits closest to, then alphabetical inside each group. It is not a ranking and there is no scoring method behind it.

First, what each employment area actually is

Innsbrook is a Henrico business park that describes itself as three miles from Short Pump Town Center, with three lakes and five miles of paved trails, and it lists apartments, townhomes and single-family homes among its residences, per Innsbrook’s own site. The Henrico Economic Development Authority places it at the confluence of I-64 and I-295.

West Creek is a 3,500-acre business park in Goochland, at the intersection of State Route 288 and West Creek Parkway, just west of the Henrico line. According to Goochland County Economic Development, Route 288 runs through the center of the park with four full interchanges and there is access to I-64, West Broad Street (Route 250) and Patterson Avenue (Route 6).

Short Pump and West Broad Village sit along West Broad Street (Route 250) in western Henrico. The Virginia Department of Transportation is designing operational improvements along that corridor from I-64 to East Pouncey Tract Road, with a currently estimated start in fall 2028. That is useful context for anyone who will drive it daily: the corridor is expected to be under construction for a stretch.

Near Innsbrook: Glen Allen, Innsbrook and Twin Hickory

Glen Allen

Glen Allen is a mailing address covering a large area, and as our commuting-north comparison notes, it spreads across both sides of I-295 in north-central Henrico. That is the checkable part for an Innsbrook commute: how far your specific street is from the nearest I-295 interchange. Check each subdivision individually rather than trusting the town name.

Wrong for: anyone who wants one predictable answer, since the commute varies widely depending on which part of Glen Allen you buy in.

Innsbrook

The most direct option is to live inside the business park’s own footprint. Per Innsbrook’s site, residences include apartments, townhomes and single-family homes, and the Henrico EDA notes that Henrico rezoned portions of the office park to an urban mixed-use designation, and cites a multifamily building called Innslake Place. The trade is that you are choosing a mixed-use setting rather than a traditional subdivision. Wrong for: buyers who want a large yard or a quiet cul-de-sac away from commercial activity.

Twin Hickory

Twin Hickory is a master-planned community built largely from the late 1990s into the 2000s, with the Nuckols Road interchange on I-295 at its doorstep, per our commuting-north comparison. Nuckols Road is also the road the Henrico EDA names for the park’s northern entrance area, where it meets I-295. That adjacency is the reason it earns a place on this list.

Wrong for: buyers who want a home built after 2015; much of the community is older than that.

Near Short Pump and West Broad Village: Short Pump, West Broad Village and Wyndham

Short Pump

Short Pump is built around West Broad Street (Route 250), and the VDOT project above names the specific intersections it will rework: Tom Leonard Drive, Brownstone Boulevard and John Rolfe Parkway, plus the Gathering Place intersection. Wrong for: anyone who wants to avoid a corridor that VDOT currently expects to be under construction from fall 2028 to fall 2030.

West Broad Village

West Broad Village sits in the Short Pump area, and our Innsbrook employer post describes it as neighboring the Innsbrook corridor. Its community page does not currently publish a reliable median because there were too few recent closings, so we show no price for it here. Ask for a 12-month look at actual sales instead.

Wrong for: buyers who want a published neighborhood price today, since there were too few recent closings for a reliable median.

Wyndham

Per our commuting-north comparison, Wyndham sits north of Twin Hickory near Pouncey Tract and Shady Grove roads, with newer homes and a full HOA amenity package. East Pouncey Tract Road is also where the VDOT West Broad Street project ends, so a Wyndham to Short Pump trip involves a road named in a state project. Wrong for: anyone commuting to I-95 north or south daily; the same post calls it the westernmost pick for that trip.

Near West Creek: Goochland along Route 288

Goochland

West Creek is in Goochland, so living in the county puts you on the same side of the line as the park. The checkable link is Route 288, which Goochland’s economic development office says runs through the center of the park with four full interchanges. The county’s August 2026 single-family median was well above Henrico’s (see the data block below), and the sample was 33 closed sales, so treat that figure as indicative, not a stable price level. Wrong for: buyers who want a walk-to-everything, mixed-use setting; Innsbrook is the closer fit for that on this list.

These are county-level figures. They describe every sale in the county and cannot be applied to a single neighborhood. Chesterfield and Hanover are included for comparison, not as picks, because we have no source linking a specific neighborhood in either to these three employment areas. Condominium and townhouse, August 2026, county-level: Henrico had 106 closed sales at a $380,017 median (+5.6%, 36 days on market); Chesterfield 83 at $391,590 (+3.9%, 57 days). Hanover had only 8 sales, and Goochland had 1, so we publish no median for Goochland and treat Hanover as a thin sample.

Because no drive-time dataset exists, build your own. Pick the exact address of the office, not the park name; Innsbrook alone is a large campus. Then drive the route from the house to the building at the hour you would really leave, on a Tuesday or Wednesday, twice. Note which of the named roads above you use: I-64, I-295, Route 288, Nuckols Road, West Broad Street. Then check the VDOT project page for upcoming work on your route. Commuting to the West End office parks: common questions

How did closed sales change in August 2026 compared with a year earlier?

At the county level for single-family homes: Henrico had 229 closed sales (down 7.3%), Chesterfield 372 (down 4.9%), Hanover 107 (down 11.6%) and Goochland 33 (down 13.2%). Fewer sales does not by itself mean lower prices.

What does months of supply mean in the table?

It is how long the current inventory would last at the recent sales pace. In August 2026 the county-level single-family figures were 1.6 months in Henrico, 1.9 in Chesterfield, 2.3 in Hanover and 2.7 in Goochland, so Henrico had the tightest supply of the four.

Which county had the fastest price growth in August 2026?

Goochland, at plus 17.7% year over year for the single-family median, but on only 33 sales. Henrico was up 7.9%, Hanover 6.3% and Chesterfield 0.9%. A small sample makes Goochland’s percentage far less stable than the others.

Why is Goochland’s median price so much higher than Henrico’s?

The August 2026 county-level single-family median was $688,702 in Goochland against $425,000 in Henrico. Goochland had only 33 closed sales that month, so a few high-priced sales can move the figure. The tables do not explain the gap, so we do not guess at a cause.

Do condos and townhomes cost less than single-family homes in Henrico?

At the county level in August 2026, yes: the condo and townhouse median was $380,017 against $425,000 for single-family homes. County medians mix many different homes, so compare actual listings in the areas you like.

Can I rely on the price shown on a neighborhood page?

Treat those as dated snapshots. Community pages cover a short window and can rest on few sales, as with West Broad Village, where there were too few closings for a median. The monthly county-level table here is steadier, and a 12-month sales review is steadier still.

What is a thin sample and why do you flag it?

When a table shows only a handful of sales, one unusual sale can swing the median and the percentage change. Goochland’s 33 single-family sales are on the small side, Hanover’s 8 condo and townhouse sales are very thin, and Goochland’s single condo or townhouse sale supports no median at all.
