Four shopping centers define most of what people mean by “close to a mall” in the Richmond suburbs: Short Pump Town Center in Henrico County, Stony Point Fashion Park off Chippenham Parkway, Chesterfield Towne Center on Midlothian Turnpike, and Westchester Commons at Route 288. No public dataset ranks neighborhoods by distance to a mall, so this guide uses what you can check yourself: the center’s own address, a named landmark inside each neighborhood, and the road distance between them. The order is geographic, north to southwest, not a ranking.
How to judge “close” to a shopping center
Straight-line distance misleads in this region, because rivers, interstates and one-way access roads decide the real trip. Three checks give a better answer. First, the road you would actually use: Short Pump Town Center sits on West Broad Street, Stony Point on Stony Point Parkway just off Chippenham Parkway, and both Chesterfield centers on Midlothian Turnpike. Second, the drive distance, which I measured with OpenStreetMap routing from each center’s street address to one named landmark inside the neighborhood. Third, what is being built next door, because several of these centers are changing.
Two cautions on the numbers. They are free-flow estimates with no traffic, so expect longer drives on a Saturday in the holiday season. And a landmark is not your house: a park or school marks where I measured, not the whole neighborhood. If you are choosing between areas, re-run the route from the address you are considering. I did not verify sidewalks or bus service for any trip here; for those questions, see our guides to sidewalks and streetlights and to getting around on GRTC.
Short Pump Town Center: West Broad Street in western Henrico
Richmond BizSense reported in June 2026 that Short Pump Town Center sits at 11800 W. Broad St., opened in 2003, and holds about 1.25 million square feet. It called it “the region’s busiest mall,” and said a controlling stake was being marketed for sale. The same report notes a nine-story hotel under development at the mall’s western end and a vacant former department store building planned for a sporting goods concept. Richmond BizSense has the details. Three neighborhoods sit within a short drive.
Short Pump: the closest measured stop on the list
Short Pump Park is 1.2 miles and about 4 minutes from the center by road. Our Short Pump page covers the neighborhoods inside it. Wrong for you if you want to be out of earshot of the region’s busiest mall; this is the area most exposed to its traffic, and I would drive it on a December Saturday before deciding.
West Broad Village: the same corridor, about 1.5 miles away
The measured drive from the center to West Broad Village is 1.5 miles and about 4 minutes. It shares West Broad Street with the center, so the tradeoff is the same: you gain proximity and live with the corridor. Wrong for you if you want a place that feels removed from a commercial road. Our West Broad Village page has the listings.
Twin Hickory: farther out, about 3.4 miles
The Twin Hickory Area Library on Twin Hickory Road is 3.4 miles and about 9 minutes from the center. Our Twin Hickory page says its guide covers the HOA, Deep Run zoning and how it compares with neighboring Wyndham. Wrong for you if you want the mall inside five minutes; it is the longest drive of the three. For commuters, the Innsbrook and West Creek side of the map is covered in our West End office parks guide.
Stony Point Fashion Park: just off Chippenham Parkway
The center’s own visit page gives its address as 9200 Stony Point Parkway, Richmond, VA 23235, and says it is located just off Chippenham Parkway at Stony Point Parkway. Hours are Monday to Saturday 11 am to 7 pm and Sunday noon to 6 pm, with closures on Easter Sunday, Thanksgiving Day and Christmas Day. Stony Point Fashion Park lists them on its visit page. Two neighborhoods are about three miles away by road.
Stratford Hills: 3.0 miles in the city of Richmond
Measured to the neighborhood’s mapped center, the drive is 3.0 miles and about 7 minutes. Wrong for you if you want errands within walking range; at that distance, a car is the plan. Our Stratford Hills page lists what is on the market there.
Bon Air: 2.9 miles, and also 4.4 from Chesterfield Towne Center
Bon Air Elementary on Polk Street is 2.9 miles and about 8 minutes from Stony Point, and 4.4 miles and about 10 minutes from Chesterfield Towne Center. Our Bon Air page describes the historic village and the split between the James River and Monacan school areas. That makes it a good fit if you want two centers in range, and wrong for you if you want one clearly closest center under two miles.

Chesterfield Towne Center: Midlothian Turnpike and a possible redevelopment
Richmond BizSense reported in December 2025 that Chesterfield Towne Center is at 11500 Midlothian Turnpike in Chesterfield County, sits on 72 acres, has about 1 million square feet, and was built in 1976. It sold that month to a joint venture of New York-based JRE Partners and a Swiss company, with new management handling leasing, master planning and a potential redevelopment, and no redevelopment details released. Richmond BizSense has the sale report. Our later news post on the neighboring plaza sale credits BizSense for the original reporting.
Salisbury: 3.0 miles west on Salisbury Drive
Salisbury Drive is 3.0 miles and about 7 minutes from the mall, and 3.6 miles and about 8 minutes from Westchester Commons, so it sits between two centers. Our Salisbury page covers the club versus the association, the sections, Midlothian High zoning, and the cost of owning a 1960s house. Wrong for you if you want certainty about what your nearest big center will look like in five years: this one has an owner studying redevelopment and no published plan.
Westchester Commons: Route 288 and Midlothian Turnpike
Greenberg Gibbons, in a press release announcing it would manage the center, describes Westchester Commons as a 128-acre retail center of about 650,000 square feet at the intersection of Route 288 and Midlothian Turnpike, about ten miles west of Richmond. It opened in 2009 and hosts events including a 5K and a summer concert series. Greenberg Gibbons has the property description.
Growth is the other fact to know. Richmond BizSense reported in June 2024 that HHHunt’s Aire at Westchester, a mixed-use project of about 2,200 homes, was under way next door. It also reported that Crescent Communities was seeking a rezoning for a 43-acre site at Huguenot Springs Road and Midlothian Turnpike, with about 360 apartments, 160 townhomes and 13 single-family homes, and no Planning Commission hearing date yet. Richmond BizSense has that report. I did not confirm how the rezoning ended, so check the county’s planning pages for the current status.
Midlothian: 3.4 miles to Midlothian High School
Midlothian High School on Charter Colony Parkway is 3.4 miles and about 8 minutes from Westchester Commons, and 4.4 miles and about 9 minutes from Chesterfield Towne Center. Our Midlothian page frames the area from Salisbury to Hallsley to Brandermill. Wrong for you if you want the edge of the county to stay as it is: construction near the center is active and more is proposed.

Frequently asked questions
Is Short Pump Town Center in the city of Richmond?
No. Richmond BizSense places it at 11800 W. Broad St. in western Henrico County, so it sits in Henrico County, not inside the city of Richmond. That matters for anything tied to the local government, such as rezoning decisions and which county services apply to a home nearby.
Which of these centers are closed on holidays?
Only one of the four publishes it where I could read it. Stony Point Fashion Park lists Monday to Saturday 11 am to 7 pm, Sunday noon to 6 pm, and closures on Easter Sunday, Thanksgiving Day and Christmas Day. For the other three, individual store hours vary, so check the center’s own site before a holiday trip.
Will Chesterfield Towne Center be redeveloped?
Nobody has said so in public yet. When the mall sold in December 2025, Richmond BizSense reported that the new management team would handle leasing, management, master planning and long-term strategy, including a potential redevelopment, and that no redevelopment details had been released. If a plan appears, Chesterfield County would have to approve any change in zoning, which the county calls a rezoning.
What is the difference between a rezoning and a use permit near a center?
A rezoning changes what the land may be used for. A use permit lets a specific use happen on land whose zoning stays the same. Chesterfield issues conditional use permits and Henrico issues provisional use permits. In the Westchester example above, the developer asked Chesterfield for a rezoning, which goes to the Planning Commission and then to the Board of Supervisors.
Can I walk from these neighborhoods to the shopping center?
I did not verify that. Every distance in this guide is a road distance for a car. For neighborhoods where walking to an errand is realistic, start with our guides to walking to a grocery store and to sidewalks and streetlights.
Why are your drive times shorter than what I see in December?
The times are free-flow estimates from OpenStreetMap routing data, with no traffic. A Saturday in the holiday shopping season will add time near every center on this list. The fix is simple: drive your actual route from the address you are considering at the hour you would normally go.
Why are Hallsley, Woodlake, Hampton Park and Harpers Mill not here?
They have community pages on our site, but I did not measure them to any of these centers. A quick map lookup put Hampton Park and Harpers Mill well to the south and west of both Midlothian Turnpike centers, so I left all four out rather than guess. They may fit a different convenience question better.
What should I check on a specific house near a center?
Drive from the front door to the center on a Saturday afternoon, and look at which roads you would use to leave the neighborhood. Then look at the parcels across the street and nearby for pending rezoning applications on the county’s planning pages, since several of the centers here have development next door. If you plan to commute west, our guide to the West End office parks covers that side of the map.
