Foxtail Coffee Is Coming to Centerpointe Commons: What a Third Cafe Says About the Brandermill Corridor

A Florida coffee chain picking its third Richmond-area intersection is not big news by itself. Which intersection it picked is the interesting part.

Foxtail Coffee Co. plans to open a cafe next year at 2101 Chartermark Drive in Chesterfield County, company spokeswoman Beth Cocchiarella told Richmond BizSense. Reporter Jack Jacobs broke the story on September 2, and the details below come from his reporting.

The space runs about 1,500 square feet with room for roughly 44 customers inside. It sits in Centerpointe Commons, the retail center near where Charter Colony Parkway meets Brandermill Parkway. Maggie Martin and Gardner Lloyd are the franchisees, the same pair behind Foxtail’s two existing local shops.

The three-store pattern

Foxtail’s Richmond footprint has followed a specific kind of geography.

Founded in 2016 and headquartered in Florida, Foxtail lists roughly 130 locations open or coming soon across seven states. A company at that stage does not choose sites sentimentally. It buys traffic counts, rooftop counts within a short drive, and household income.

Why that intersection, specifically

Centerpointe Commons sits at a boundary that matters more to buyers than to coffee drinkers.

To its east and south are Brandermill and Woodlake, two large planned communities built mostly between the 1970s and the 1990s. They are effectively finished. Nothing new is coming out of the ground there, and inventory is resale inventory: mature trees, established amenities, and homes whose systems are now at replacement age.

To its west and north is the Charter Colony and western Midlothian ground where Chesterfield’s newer construction has concentrated. Different product, different buyer, different price behavior.

A chain locating at the seam is underwriting both sides at once. That is a reasonable read on where the corridor’s daily errand traffic actually converges, and it is the sort of judgment that is worth more than a press release, because the company is spending its own money on it.

What it means for a homeowner there, honestly

Retail infill is a lagging indicator, not a leading one. Chains arrive after the households do. So this is confirmation that the corridor’s population supports another daily-use tenant, not a prediction that it is about to grow.

Two practical effects are worth naming. The first is convenience, which is real but small: one more errand handled without getting back on Hull Street Road or Route 288. The second is traffic. The same intersection that justifies a cafe gets more cars turning through it, and homes closest to the entrance feel that before anyone else does.

The corridor’s other recent news

This is the second Chesterfield project near Brandermill to surface in a month. The Lake, a 258-unit for-rent development, broke ground next to Brandermill in late August. Read together, the two stories describe a submarket that is adding rental households and the retail that serves them, while its for-sale housing stock stays essentially fixed.

Foxtail is also not arriving unopposed. BizSense notes a Dutch Bros Coffee planned for western Henrico, an independent shop expected in Goochland later this year, and Charlottesville-based Grit, which opened in Hanover this spring.

Before you read anything into it

School attendance and zoning questions come up every time a Chesterfield project is announced. Those boundaries are set by Chesterfield County Public Schools and get redrawn independently of any retail approval, so confirm current zoning with the division rather than assuming a new center signals anything about it. Road improvements at the intersection would run through the Virginia Department of Transportation and the county, and neither has announced work tied to this cafe.

When is the Foxtail at Centerpointe Commons expected to open?

Foxtail told Richmond BizSense it plans to open the Chartermark Drive cafe next year, in 2027. The building it will occupy is still planned rather than built, so treat any month you hear as provisional until the shell is up.

Where exactly is the site?

2101 Chartermark Drive, in the Centerpointe Commons center near the intersection of Charter Colony Parkway and Brandermill Parkway in Chesterfield County.

Does a new coffee shop actually raise nearby home values?

Not measurably on its own. Convenience retail at an intersection is a mild amenity that shows up in how a listing shows and how quickly it sells, not in a specific dollar figure. Treat any agent who quotes you a percentage for a coffee shop with suspicion.

How many Foxtail locations are in the Richmond area now?

Two are open, in Short Pump and Midlothian, and this would be the third. The company says more Richmond-area shops are planned but has not named the locations.

What else is in Centerpointe Commons?

Commonwealth Dentistry and The Learning Experience have outposts there, and Waters Edge, a winery and bistro, was slated to open in mid-September 2026 according to BizSense.

Is this corridor still adding new construction?

Charter Colony and the newer Midlothian subdivisions west of it have been the county’s steadier new-construction ground, while Brandermill and Woodlake are largely built out and trade as resale. That mix is part of why a chain would underwrite the intersection.

Should a seller in Brandermill or Woodlake mention it in marketing?

It is worth a line, not a headline. A cafe opening in 2027 is a nice detail for a buyer who already likes the location and irrelevant to one who does not.
