The interesting August sale was not the $9.1 million one. It was six parcels in Goochland County a developer bought as one block, and the house he put back on the market two weeks later.

The assemblage is the story
Buying six contiguous parcels in one transaction is a land play, not a house purchase. Ruth described it that way, and said the goal was all six tracts sold as a whole “to protect the main house.” Chesson runs Manakin Cos. and, per BizSense, is seeking a rezoning from Goochland for a subdivision near Kinloch.
Dabney then relisted the 34 acre house parcel at $2.2 million, co-listed by Jo Ann Dabney, back on the market 4 September. The house is 6,300 square feet, five bedrooms and five bathrooms, built 1984, renovated last year, marketed as an equestrian estate with 20 plus acres of fenced pasture.
A developer who paid $3.7 million for 97 acres and immediately resold the piece with the house on it is saying it plainly: the land carried the price, not the dwelling. That is the shape of a land deal at the edge of a growing county, as at Allston Station near Manakin-Sabot. If you own acreage in eastern Goochland, this is the buyer now competing with the family looking for a horse farm.

The assessment gap, read correctly
Goochland assessed the house property at $1.38 million. The assemblage traded at $3.7 million. It is tempting to set those side by side and announce a gap of two and a half times. Do not.
They are not comparable. One is a single parcel’s assessment. The other is six parcels’ sale price, most of that acreage never assessed as part of the house property. The closest like for like read sets the $1.38 million assessment against the $2.2 million relist of the house parcel, and even that compares an assessment to an asking price, and only holds if the assessed parcel and the relisted 34 acres are the same ground. Five big trades do not move a county
Two of August’s top five were in Goochland. Neither says anything about the county’s market. This does.

A median built on 44 closings is not moved by one $3.7 million land deal. The volume jump is the signal: 51.7% more closings year on year at 2.8 months of supply and 30 days on market is a county absorbing more transactions at a slightly lower median. Goochland’s current published tax rate is $0.53 per $100 of assessed value, plus a Tuckahoe Creek Service District ad valorem levy of $0.32 inside that district.
