Publix has signed a lease for a 50,000 square foot store at the Shoppes at Old Hundred, the retail centre planned for Woolridge and Old Hundred roads in Chesterfield County. That is a full grocery anchor going onto a stretch of two lane road that was mostly pasture and subdivision entrances a decade ago.

Per Jacobs in Richmond BizSense, Publix announced the signed lease on Wednesday. The store would be the 17th Publix in the Richmond region and is planned to employ about 140 people. Publix did not share an opening date.

Two details matter more than they look. Morgan Co. plans to buy the site from homebuilder Stanley Martin, which is planning a 122 unit condominium project as the first phase of a larger residential development on adjoining land. Those condominium plans were still under Chesterfield staff review this week. And the centre is marketed as The Shoppes at Old Hundred but filed with the county as Cottage Glen, which is exactly the sort of mismatch that hides a project from a buyer searching by the name on the sign. The developer has said it expects completion by early 2028.
What a grocery anchor does to this corridor
Grocery anchored retail is one of the few amenities buyers name without being prompted, and a full size store means a national operator ran its own rooftop counts and decided the households were already there.
On Woolridge and Old Hundred they are. The corridor serves Brandermill, Rountrey, Harpers Mill and the newer sections west toward Moseley, all of which drive some distance for a full grocery run today. Brandermill, Rountrey and Moseley have no dedicated page on our site, so the nearest coverage of this side of the county is Woodlake, Harpers Mill and Midlothian.
The lease is also not an isolated event. Set it beside the Powhite Parkway extension starting construction this winter, The Lake and its 258 for rent units next to Brandermill, Foxtail Coffee at Centerpointe Commons and Capriotti’s at Cosby Village Square. A rural edge corridor is acquiring the retail inventory and road capacity of a mature suburb inside roughly three years.

The honest two sided reading
Own a house a mile or two off the intersection and this is close to unambiguously good. You gain a grocery store, fuel, and small commercial space that absorb errands you currently drive further for.
Front or back onto the 20 acres and the reading changes. A 50,000 square foot store with a 6,400 square foot fuel and convenience operation means delivery trucks, early morning activity, parking lot lighting and a materially higher traffic count on a two lane road. Add 122 condominiums next door and the traffic arrives from two directions. Both readings are true at once, and which applies to you is a question of a few hundred feet.
